Positive Dynamics working with Heathrow Express

Heathrow Express with Positive Dynamics
  • Heathrow Express was a construction project between BAA and 100 of the top global construction, design and fit-out companies
  • Part way through the construction of the rail link there was a tunnel collapse resulting in the closure of Hatton Cross Underground station for over a year
  • Typically a construction catastrophe of this magnitude would have delayed the project by years. Instead BAA forged an innovative, industry-changing way forward by agreeing new commercial terms that meant that each supplier would not sue, but instead would share an agreed proportion of the losses
  • Create a ‘single team’ ambition & culture amongst the 100 construction partners
  • Significantly modernise the autocratic, blaming and conflictual styles of leadership and management within a large number of partners
  • Engage the workforce across all the suppliers to enable the single team culture, and empower them to spot and resolve blockers & challenges
  • Enable a leadership culture and performance to ensure railway delivered within newly established competitive budgets and very tight timeframe

As a key part of the small consulting team established by Warren Lowndes, the Positive Dynamics team developed and facilitated:

  • Monthly leadership meetings of key leaders of the biggest construction partners
  • Quarterly leadership & management conferences for all construction partners
  • Creation of a ‘single team’ vision and six key behaviours on project, such as ‘no blame’, ‘communication’, ‘accountability’, ‘leadership’
  • Facilitated sessions with all construction workers (conducted in the tunnels whilst people were working) to understand progress & blockers, followed up by local change champions supported by a facilitator/coach
  • Management training in the six new behaviours
  • Coaching of the leadership teams of the three main construction elements
  • Weekly site walkabouts by senior leaders
  • Monthly events for all updating on progress; celebrating successes
  • Railway finished to time and budget
  • Created a new way of contracting and working within the construction sector
  • Won CIPD award
  • People developed on this project were preferred candidates for major construction leadership roles over the following 10 years
